Alectra Villas sets the price based on supply and demand from potential renters and can reduce villa pricing.
We offer all renters free concierge service from a team member with 15 years of experience with the Westin and St. John and who lives on the island should your renter need any assistance during their stay. This remains to be an important feature for first-time renters.
We take 100% up front with a no refund policy. We strongly recommend renters purchase travel insurance. We pay the owner within 30 days of the arrival date.
We also can use your 60-day restricted or banked options from previous years even without a confirmed reservation. If we request dates not in our inventory, we can contact you to book the reservation for our potential guest. All we need to list your villa is for you to fill out our “list your villa” form and email us a copy of your original Vistana confirmation for verification. Once we locate a renter for you, you will need to change the reservation to their name.

In general, winter, summer, and holidays tend to be booked more quickly, as do school vacations. That being said, sometimes booking a week no one else has listed also works.

We will bring all offers to you, some renters do like to negotiate and we will allow you to make the final choice as to whether you accept a below-price offer.

Once Alectra Villas has received payment, we will contact you to change the name on the reservation to the renter’s name, which is expected to be done within 24-48 hours.

We do our best to get the highest price while remaining competitive with actual Marriott rental rates. The season also comes into play as we may charge more for winter. A general guideline is as follows:
3 bedrooms – between $5,000-$12,000
2 bedrooms – between $4,500- $10,000
1 bedrooms – between $4,000 – $7,000
Studios – between $3000 – $6,000
We reserve the right to change pricing without notifying you to get you the best opportunity for a rental.
